Description of home: This is a four bed detached bungalow set in a large plot with mature, well-maintained gardens to all sides. There is a large drive to the front providing parking for several vehicles. The garage was converted into a granny annexe ten years ago although the gardens afford enough space to build a new garage.

The property has been subject to two extensions, one incorporating the conversion of the double garage into a granny annexe.

The house has a very flexible layout and consideration has been given to an extensive loft conversion which would substantially alter the interior layout of the property by moving all but one bedroom into the loft space, creating a five bedroom, three reception room family home.

At present the house has two living rooms; a formal living room to the front of the property and a living/dining room to the rear. The kitchen is in the centre of the property and features doors onto a raised patio which connects to the master bedroom and rear living room.

In the centre of the original property is a hall with loft access and a large airing cupboard. Access to the bathroom and separate w/c is directly off this hall. The hall also provides access to the front living room, kitchen, master bedroom and the fourth bedroom/office.

The second bedroom is off the front living room and the third bedroom is in the granny annexe and benefits from an en-suite wet-room.

The property benefits from a large rear garden with far reaching views, a pond and greenhouse are to one side of the property which two sheds are located on the other side of the property.

Best things about home: The house benefits from a very flexible layout which allows people to have their own space. The granny annexe was originally built to house elderly relatives but is now fully incorporated into the property.

The house is quiet and set back from the road which, whilst being a through road is residential and subject to a twenty mile per hour speed limit.

A reputable primary school is located at the bottom of the road and the house is ideal for access to Rivington and Blackrod Secondary, St. Joseph's Roman Catholic School, Clevelands Preparatory School and Bolton School.

The house is located near to ideal transport links for Bolton, Manchester and Preston with the M61 and Horwich Parkway being just over a mile away.

There are open fields a two minute walk up the road from the house and a short drive takes you up to the West Pennine Moors and Rivington Park.
