Location:

Hales Green is a registered 'Common', one of the largest in South Norfolk at just under 76 acres. It is a wide, open area of grassland grazed by cattle with a handful of other properties dotted around the Green. There is an abundance of wildlife and plants throughout. Hales Green is approximately 2 miles from the village of Loddon where a good range of facilities can be found.

Loddon is an attractive and busy village offering schooling for all ages up to 16 with sporting amenities, social activities, Doctors Surgery, Dentist, Library, Optician and Barclays Bank. There is a good range of shops including Co-Op store, hardware shop, garden/pet shop, two newsagents, fresh fish shop, Post Office, cafe by the river and a good choice of take-aways. Parking is easy with two car parks. Loddon also boasts access to the Broads network, which can be gained via the River Chet and where there are some pretty walks for those who enjoy the countryside.

Loddon is situated some 10 miles South East of the Cathedral City of Norwich where there is an airport and mainline rail transport to London Liverpool Street. The City of Norwich is full of historical points of interest with a very good range of shops and department stores along with two shopping malls. Easy access from Loddon to the Southern Bypass.

Approximately 5.5 miles towards Lowestoft, is the market town of Beccles, which also has a good range of facilities.

Description:

This cottage was built, we understand, in 1849, and constructed using some of the materials recovered from the 'Old Hall' on Hales Green after it burnt down. Some of the period features include two original Inglenook fireplaces in both the sitting room and dining room, solid elm internal doors, pamment flooring and a wealth of exposed beams and timbers. There are fantastic views across the Green from 3 aspects of the cottage with the 4th aspect being over its' own ground, extending in total to just under 4 acres (stms).

To the side is a beautiful natural pond, full of wildlife with, the sellers estimate, some 1,000 fish , brick built barn/garage, several temporary outbuildings, and a large corrugated barn. The cottage, while being full of period features, also benefits from oil central heating to radiators and double glazing.
