There are good local facilities in the village including a post office/general store, and a station on the mainline between Kings Cross and Cambridge. Stocks Farm is set behind the small green at the south western end of the village. There are good local facilities in Royston including a full range of shops for everyday needs and a Tesco superstore on the edge of the town. More comprehensive shopping, recreational and cultural facilities are available in Cambridge 8 miles to the north east. There is ready access to the A10 on the edge of the village which leads to the M11 (Junction 11) on the south western fringes of Cambridge and to London to the south. For the commuter there are regular fast direct trains from Foxton and Royston stations into London's Kings Cross and Cambridge.
Description
Orchard Barn is a detached property which forms part of a small scheme of high quality properties originally built by Beechdale Homes in 1997 on the site of Stocks Farm which occupies an enviable position on the edge of the village. The property has good accommodation extending to 2,539 sq ft over two floors which is light and well proportioned. Of particular note is the fitted kitchen with a range style cooker and a breakfast area beyond which is a garden room with direct access to a decked area outside and a largely glazed wall giving outlooks over the garden. There are master and guest bedrooms with en suite bath and shower rooms and a wood burning stove in the sitting room. The rest of the accommodation is shown in greater detail in the attached floor plans.
OUTSIDE A single track road leads past the Green into Stocks Farm and the entrance to Orchard Barn is at the end to the right. To the front of the house is a paved parking forecourt with a circular grassed area with a flowering cherry tree. The drive leads up to the attached double garage. The majority of the gardens are to the rear laid mainly to lawn with a raised deck, shingled area with feature fountain and a pergola draped with climbing plants. The garden is bounded by paddock fencing and enjoys attractive outlooks over the countryside beyond the village. In all 0.37 of an acre.
