The Property
The Mill House is the original dwelling house for Loddon Mill which was a working mill up until 1968. The house is full of historic interest and retains many original features whilst providing spacious and flexible accommodation which would suit a variety of purchasers. A wide hallway with lovely tiled floor welcomes one into the house with a Dining room with working fireplace, Sitting room and Kitchen/breakfast room in the main part of the property. The Kitchen/breakfast room has plenty of space for a table and chairs together with a good range of units and space for a large American style fridge/freezer. The separate utility room has additional units and space for other appliances. A back door leads out to a seating area covered with trellis and climbers. The Sitting room has an inglenook fireplace with wood burning stove and views across to Loddon Staithe and the river. The Conservatory, Music room and laundry area provide additional living space connecting the main house and the two original brick built mill buildings. These two large buildings (originally used for the mill machinery and steam boiler) are currently used as additional living space with a wood burner and wood fired Rayburn and provide an adaptable and flexible area. The current owners have restored the 'Engine room' and completely reroofed and restored the 'Mill Room', which is approximately 50 feet in length. Upstairs there are five double bedrooms, two of which are located on the second floor, a family bathroom, Master bedroom with working fireplace, ensuite dressing room and bathroom which offers good views across the Staithe and the River Chet. The property is full of character and historic interest.

Outside
The house is set in approximately 0.5 acres with private driveway from the street, leading to a generous gravelled area for parking and turning, together with a detached timber double garage and two bay workshop. The garden is mainly laid to lawn, leading to a hidden 'secret' garden. There are two mature willow trees, numerous other trees, mature shrubs and plants and the gardens are bordered by a small stream and the River Chet on each boundary, which would have originally been used to drive the Mill machinery. The gardens offer a great degree of privacy and attractive rural views, overlooking a neighbouring 9 acre protected area of marsh, where cattle graze. The garden has the feeling of being rural, secluded and private. There is a decked seating area for outdoor entertaining which one accesses via French doors from the conservatory. There is direct access to the River Chet from the garden for fishing and private boating and the garden boasts an original WWII air-raid shelter, currently used as a potting shed.

Location
The Mill House is next to Loddon Mill which sits on the main bridge that marks the boundary between Loddon and Chedgrave and is one of the earliest buildings in Loddon, built before Holy Trinity Church. Opposite the house is Loddon Staithe which used to be home to a fleet of wherries which transported various commodities along the navigable section of the River Chet into The Broads. Today it is an attractive area for relaxing with a few boats and ducks. Loddon is a very popular village providing all schools (Hobart High and independent Langley school, each a mile or so from the house), nurseries, shops, Post office, Churches, doctor's surgery. Dentist, bank, library and various pubs. Access to over 200 navigable miles of the Norfolk Broads is on the doorstep of the property, at the Staithe. The house is close to many beautiful walks by the River Chet and the bird sanctuary of Hardley Flood. It is also within easy reach of the market towns of Beccles and Bungay which provide a fuller range of amenities. The Cathedral City of Norwich is about 20 mins drive to the North and has a mainline train link to London Liverpool Street (1hr 54mins). The unspoilt heritage coastline of Suffolk with the lovely beaches of Southwold and Walberswick are approx. 20 miles away.
