Description

The Property
Circa 1750 with later additions and alterations, Stubbs Cottage is an attractive farmhouse of brick construction under a tiled roof set in delightful established gardens and grounds.

It is understood that the house was originally built as one property, however during Victorian times divided into two and was acquired by the present owners in 1987 in need of renovation and repair. From this time the property was converted back into one dwelling and, especially on the eastern side, totally restored and renovated during the late 1980s including re-plumbing, rewiring, timber treatment, roof repairs and new fixtures and fittings. The property retains many of the original period features including fireplaces to many of the rooms, shutters, pamments and an attractive fan light above the main door. The accommodation offers much charm and character and the kitchen has recently been re-built by local craftsmen in reclaimed wood and features a Rayburn set into an inglenook.

The house has two heating systems, one fired by the Rayburn in the kitchen supplying some of the radiators, domestic hot water and for cooking. There is an additional oil fired boiler supplying the remaining radiators. The house has well planned and adaptable accommodation including a cellar which has been tanked to create an additional room. Please refer to the floor plans for a full explanation as to how the accommodation is arranged.

Outside
The house is approached via a gravelled driveway passing the front of the house, providing ample parking and turning area for several vehicles and sweeps around on the south-east side to a concrete sectional block double garage with twin up and over doors, power and lighting. To the side of the garage is a further parking area and oil storage tank. An additional oil storage tank is located on the west side of the house.

The gardens to the front of the house on the south-east side, are largely lawned with clusters of Bee orchids and the rare white Albino orchid as well as a good variety of trees, shrubs and plants and a young wooded area on the far southern boundary. There is a natural seating area with rustic arch and small pond. On the east side of the house is an attractive paved seating area with original water pump and barbeque area looking out to the rear and side gardens which are largely lawned with attractive pergola trained with climbing roses leading on to a young wooded area marking the further boundary. There are mature hedges around the majority of the boundaries.

The gardens and grounds in all extend to 1.19 acres (est).
