Description
The Property Manor house is a substantial and impressive Grade II* listed manor house set in secluded gardens and grounds.
The property dates to the late 16th Century and has been altered considerably with a large late 19th Century addition on the east side. The property is largely of brick construction under either pantile or partly black glazed tile roofs. The property is of particular historical interest due to some of it's interior rooms, especially on the first floor in the south west and south east rooms which are entered through early 18th Century two panelled doors and frame of about 1600 and the main room has an elaborate plaster ceiling dating to the 1590s. A full schedule and description of this detailed plasterwork and the history of the property is available at the agents office upon request.
The property has been under the ownership of the present family for many years and has been cared for and maintained by a local building company, but it would be fair to say that the property would benefit from some further modernisation and updating. The rooms are well proportioned with excellent ceiling heights providing a very spacious feel to the accommodation and we draw your attention to the floorplans for and explanation as to how the rooms are arranged. There is no central heating installed, however, some of the rooms have wood burners or electric heating.
The accommodation offers a good degree of flexibility and has, in the past, been divided to provide separate accommodation if required. A particular feature of Manor House is its delightful, secluded setting, yet well placed for local amenities.
Outside The property is approached on the east side via a pair of wrought iron gates mounted on brick pillars leading to a sweeping gravel drive around to the front of the house. There is a large turning and parking area for several vehicles as well as pedestrian gate leading back to Oulton Street.
The mature gardens and grounds are on the south and east sides, with shaped deep shrubberies, well stocked with a large variety of shrubs, plants and mature trees. A wide formal lawn leads around to the south west side with a timber garden summer house and a well stocked fish pond with paved seating area around. There is also a further paved sunken seating area beyond the pond.
The garden then leads on to a kitchen garden with fruit bushes, small orchard, largely apple. There is an additional strip of land leading away on the north west side. Leading back to the house from the kitchen garden is a service area with timber garden shed, wood store area coal bunker and compost heap. There is then a further lawn to the north side of the house with aluminium framed green house. Beyond this is a double garage with adjoining workshop, which forms a courtyard area leading to the rear entrance of the property, where there are two further single storey outbuildings and coal bunkers.
The gardens and grounds in all extend to 1.28 acres (est).
