Location The land at Liscombe Park is located 2 miles to the west of Leighton Buzzard and 7 miles to the south of Milton Keynes in Buckinghamshire. Aylesbury lies approximately 11 miles to the south and J12 of the M1 motorway can be accessed approximately 14 miles to the east. Access to the land is gained via the secondary road running between Soulbury and Wing and via an access provided off the roundabout linking the B4032 (Leighton road) with the A416 bypass.

The Land The land at Liscombe Park extends in all to approximately 56.11 hectares (138.65 acres). The land is gently undulating with mature hedgerows and includes a small parcel of woodland. The land is grade 3 with soil types varying from a relatively strong loam over clay in the north through to a sandier cap running to a medium loam over clay to the east and southern boundaries.

Single Payment There are no single payment entitlements passing with the land, the land is registered with the Rural Land Registry over an area of 52.8 hectares (130.47 acres).

Tenure The land is sold subject to a farm business tenancy due to expire on 2 October 2008.

Access A right of access for agricultural purposes will be granted to the land from points A, B and C as shown on the sale plan. Please note access from points A and C will require the purchaser to enter into a service charge or other arrangement with the vendor.

Rights of Way & Wayleaves There is a single footpath which crosses the land from the North West to the north east. Hacking rights for equestrian purposes on defined routes are also reserved by the vendors and further details are available from the selling agents. The land is sold subject to all existing wayleave agreements.

Sporting Rights The sporting rights are excluded from the sale and may be available by separate negotiation.
